Benchmarking Services and Local 84

Local 84 Benchmarking Assessment ServicesNew York City’s Local Law 84 of 2009 requires that all buildings larger than 50,000 square feet measure and report their energy and water use by May 1 of each year using the EPA’s Energy Star Portfolio Manager benchmarking tool. Failure to comply or incomplete/incorrect compliance will result in a fine, payable quarterly until compliance occurs.

ERS’s energy experts have performed thousands of benchmarking assessments in our nearly 20 years of energy consulting experience. Our benchmarking services will ensure your compliance with Local Law 84 by managing the benchmarking process from start to finish including:

  • Collecting comprehensive energy consumption data
  • Categorizing the building’s operations and space types
  • Analyzing, formatting, and inputting the data into the Energy Star Portfolio Manager benchmarking tool
  • Demonstrating proof of compliance to the NYC Department of Buildings

NYSERDA’s Benchmarking Pilot is a new FlexTech initiative that can deliver the EPA Portfolio Manager benchmarking reports required for Local Law 84 compliance. The incentives offered through this pilot augment traditional FlexTech incentives by providing the first $7,000 of assistance per building with no cost share required for eligible commercial, industrial and institutional customers.
