Local Law 87

Local Law 87 (LL87) mandates that buildings over 50,000 gross square feet undergo a periodic energy audit and retro-commissioning measures, and file energy efficiency and retrocommissioning reports with the Department of Buildings once every ten years. ERS can perform the necessary auditing and file the correct information with the City. ERS is here to also help owners and operators go beyond the basics and identify ways to address the key insights of the audit.

Local Law 97

In April 2019, New York City passed the Climate Mobilization Act, which includes Local Law 97 (LL97), becoming the first city in the world to put limits on carbon emissions for buildings. These emissions limits scale down over time, with the first coming into effect in 2024 and the next, much lower limit, in 2030. The law applies to most buildings in NYC over 25,000 square feet. Large fines can be issued for buildings exceeding their emissions limits.
